There are a number of actions I go through to create as much awareness as possible for your home:

• Take multiple quality pictures of your home both inside and outside that will be placed on the Multiple Listing Service which can be accessed by the approximately 3000 local Realtors and all prospective Buyers, locally, nationally and internationally

• Place yard signs & directional signs where permitted

• Prepare ad copy for your listing brief and for local advertising publications

• Design quality marketing materials in the form of colored brochures of your home, property postcards for target markets, ad copy for media advertising– inclusive of internet sites, newspaper & magazine advertising

• Prepare a home book that details all property marketing information including the amenities & features of your home, schools you are zoned for, neighborhood & area information, Association information, financing & promotional incentives, i.e. everything a buyer would need to make a decision on purchasing your home

• Place listings on all available Internet sites, such as, www.gablesandgates.com, www.janetdebuskhensley.com,www.knoxnews.com, www.realtor.com, luxuryportfolio.com, luxuryrealestate.com

• Local media advertising

– Gables & Gates, Realtors have the back few pages of
real estate section of the Knoxville News Sentinel every
weekend,  this gives us our highest response
– Home Market Magazine- monthly advertising
– Promotional flyers to other agents
– Design promotional Incentive programs
– Target market to certain demographics or lists

• Design Promotional Incentive Program
– Higher Buyer’s Agent commission as a sales incentive or
sale bonus
– Promotional giveaways

• Make visual tour of home that will go on all sites and be given out on CD’s

• Organize an office broker tour where you will have approximately 15-20 Gables and Gates Realtors viewing your home. Have a broker event for other offices

• Periodically have an open house

• Curbcall– On your yard sign there will be a number to call to get information on your home, when they call their cell number is sent to my email so I can capture a prospective buyer

• Post home to Facebook and Craigslist
